April 2025 Real Estate Market Update
Hey everybody, welcome to our April 2025 market update. I'm glad that you're here. I wanted to take the time to give you a little bit of information on our local real estate market.
Theme of the Month: Volatility
The theme of this month's report is volatility. We’re seeing fluctuations due to tariffs and a volatile stock market, and I wanted to provide an update on what that means for our local real estate market.
Market Statistics for March 2025
- Closed Sales: 648 (up from 449 in February, a 40% increase)
- Pending Sales: 691 (up 21% from 570 in February)
- Active Listings: 1,159 single-family homes (up 19% from 973)
- Average Sales Price: Approximately $2.3 million
- Average Days on Market: 15 days
- Months of Inventory: 2 months (strong seller's market)
- Mortgage Rates: 6.75%

Market Interpretation
We began the year with a very strong market, experiencing multiple offers and rising prices. Recently, political and economic events, such as tariffs and a 15% drop in the Nasdaq (from around 20,000 to 17,000), have caused some buyers to pause while they wait for their portfolios to recover.
However, the overall Silicon Valley market remains strong. The activity has cooled slightly, but the fundamentals are still solid. It’s just a little less intense than it was a month ago.
Looking Ahead
Real estate is a long-term investment, and short-term fluctuations are expected. The market can shift quickly, but we’re still optimistic about the remainder of the year.
If you're buying, it might be a bit easier right now than it was recently. If you're selling, inventory remains extremely low—just over 1,000 homes for sale—so it’s still a great time to list your property.
